VICTORY GROUP WELCOMES CBRE AS NEW TENANT MAHLER 1
Amsterdam, 12 juni 2025 – Victory Group, through its Icon Real Estate brand and development partner LMTD, is proud to announce that CBRE, the world’s largest real estate advisory firm, will move its Dutch headquarters to the new, landmark development project Mahler 1. CBRE is scheduled to move into this high-end office building at Gustav Mahlerplein in Amsterdam’s Zuidas during 2028. They will occupy the second and third floors.
Mahler 1 is the first building in the redevelopment of the ABN AMRO complex, and already offers a glimpse of the innovation that will be realised at this location. From the dismantling of the Circl pavilion (the first dismantling by a commercial party in which over 80% of the materials are being reused), to a smart and innovative design, Mahler 1 is an exceptional project that offers far more than a traditional office building. It combines a focus on user well-being, sustainability, high-quality materials, and meticulous attention to detail. The building was designed with both human sustainability and biodiversity in mind, ensuring it adapts to a changing climate and creates an outstanding environment for both users and the local community.

Mahler 1, construction of which will start this summer and is scheduled for completion by the end of 2027, is a project by Victory Group executed by Icon Real Estate in collaboration with developer LMTD. The building has 15 floors and offers around 22,500 m² l.f.a., of which around 21,000 m² l.f.a. is dedicated to office space. The project is designed to Paris Proof standards, and aims to achieve both BREEAM Excellent (on the stricter 2021 BREEAM standards) and WELL Core Gold certifications. The building uniquely benefits from 17 terraces that will be beautifully planted and support a wide range of native plants and wild species.
The office floors have floor areas of up to approximately 1,600 m² l.f.a. and feature openable window sections. With a generous ceiling height of 2.9 metres, panoramic views, and abundant natural daylight, the space is of an exceptional standard. On the ground floor, there is a unique, exclusive client lounge that redefines the standard for hospitality in office environments.
